Esteemed global property consultancy, Knight Frank released it’s annual European residential house price report recently. The report found that average global house price inflation in the fourth quarter of 2007 stood at 8.2 per cent. It comes as no surprise that Bulgaria tops the index as the country with the greatest annual price rise (33.7 per cent).

Data from other real estate agencies showed that housing prices in Bulgaria had a run of annual increases in excess of 30 per cent over the past couple of years and this was expected to slow slightly to around 15 per cent this year.

As in the previous quarter, Bulgaria has continued to see the strongest growth in house prices across central and eastern Europe, yet they remain relatively low in comparison. If proof were needed that Bulgaria remains a property hotspot, Knight Frank reported that Bulgaria, along with Russia are the only European countries to record an annual price gain of over 30 per cent in 2007.

Prices in and around the capital city Sofia saw significant growth during 2007, around 50 per cent.

With national government, European Union and private investment at an all time high, Bulgaria is forecast to see strong capital growth, especially in the hotspots such as mountain resorts. Projects such as the 500 million Euro ‘Super Borovets’ project underpin the fact that this is the right time to invest.

This month we are pleased to announce the launch of our sister company Zelnik Rentals Ltd. Zelnik Rentals is a new British company formed in 2007 by the Directors of Zelnik Properties to provide high quality Rental and Property Management services for Zelnik Properties, their customers and other owners of property in the Borovets area.

Zelnik Rentals combines the best of British and Bulgarian experience. Run by a British Manager, it utilises the services of established Bulgarian Leisure and Management companies. After the completion of Chalet Iskar, Zelnik Properties found that they needed a professional service to manage their own apartments and so Zelnik Rentals was born.

Property Management

Put simply, our property management service is about ‘peace of mind’. The service is intended to cater for all the maintenance and preventative maintenance tasks that will ensure that your property is always in good working order. If you should decide not to rent out your property, it is likely that there will be long periods of non-occupancy and this is where it is important that simple preventative maintenance tasks are regularly performed. Our facilities management team will carry out these checks for you. Examples of these tasks include, ventilating your apartment, testing and changing light bulbs, flushing of toilets, running of taps etc. See our features list on the web site for a more extensive list. If we discover minor problems or problems that need urgent attention, we will arrange for these to be rectified by local tradesman and you will be invoiced later. If we discover any serious problems we will contact you immediately to discuss your options.

Rental Management

Many of you will be seeking to maximise the return on your property investment by providing short-term holiday lets. We believe that the services offered in this package will help you to do just that. We provide a fully managed solution for all your rental needs. Our booking management service includes the taking of bookings (online and over the phone), payment handling, invoicing and liaising with your customers. We can also assist you with your accounting requirements by providing you with financial reports detailing your income and expenditure for all rental related transactions.

Customer care

We take on full responsibility for the handling of your rental customers and the care of your apartment during their stay. We ensure that your apartment is clean and that all appliances and utilities are in full working order prior to each rental. We also provide your customers with access to a local resort manager who can help them out in an emergency.

Showcase your property with its own web site

Each customer subscribing to our Rental Management package is given access to PRIMS, our powerful web based rental management software. PRIMS allows you to build your own multi page web site showcasing your property using a series of simple web forms. This web site contains a description of your property and the local area, an image gallery, access to uploaded maps and documents, an availability calendar and a customer enquiry form. Using PRIMS, you can also view your bookings, manage your availability calendars, send messages to your rental customers, produce advertising fliers and edit your property details. Marketing

Clients taking out our Rentals Management package are automatically enrolled on our Basic Advertising package (worth £100 if purchased separately). Please see below for details.

Advertising

Our Basic Advertising package provides you with a multi page web site and web hosting for your site. Your property is also automatically included in the Zelnik Rentals online property database and will appear in our search listings. As already mentioned this service is included in the Rental Management package or can be bought separately at a cost of £100.

For those who want a more comprehensive advertising service, we can offer the Enhanced Advertising package. This offers all the benefits of the Basic package plus additional advertising in various national newspapers and magazines. Owners’ properties will also be listed on www.holidaylets.net. All this for considerably less than it would cost to advertise the property yourself.

Adding that personal touch

Our local knowledge means that we can offer your customers access to ski instructors, car hire, local excursions and taxi services to resort centres. For that extra special touch we can provide welcome packs for your customers. These are ideal for customers arriving on late flights and contain all those nice to have consumable items, ensuring that your customers are settled and ready to enjoy their stay in your property!

Cleaning Services

For those of you who will not be renting out their apartments on a regular basis, perhaps just to friends and family, we can offer changeover cleaning, laundering of sheets and towels and inventory checks. These can be ordered on an ad-hoc basis and invoiced separately. Full details can be found on our web site.

The Borovets region, located in the Southern region of Bulgaria, is rich in cultural and historical sites.
